Overview

THE DESIGNFIRE is proud to be involved in this premium large-scale residential development in the heart of the Hobsonville development scene, developed by Kingstone Property Ltd. Known as ‘Hobson Green’ this residential project involves a variety of designs and layouts, most of which are three bedroom homes, designed as duplexes or attached unit terraced housing.

Hobson Green is divided into three super lots of approximately 30 units per stage. A total of 81 units have been developed. Most of the units comprise of three-bedroom, two-level homes, a design proven to be popular with prospective buyers.

Given the scale of project, careful implementation planning was required between the project parties and consultants. THE DESIGNFIRE, as the fire consultant, always recommend that fire engineering input is provided as early as possible for a project, especially one of this scale.

Solution

It is common for this type of development to have very definite and tight timeframes to produce fire engineering input. THE DESIGNFIRE worked with the full project team, providing expert fire engineering advice when required. We met the required timeframes with accuracy and quality, providing crucial engineering input to the whole project team.

THE DESIGNFIRE attended the PCG meeting and outlined the overall fire engineering requirements. This helped to clear up some of the uncertain issues raised during the detailed documentation stage so that the whole design team could move forward with speed.

THE DESIGNFIRE produced three sets of the fire report for each of the staged works planned, with approximately 30 units per stage.

The project was delivered on time with full technical details, allowing the design team to move forward and to deliver all the consenting requirements. At the time of writing, Stage 1 of Hobson Green was completed.

In Details

Passive fire design is an important consideration in this type of project in New Zealand where a project of this scale is mostly constructed of timber frame. This poses potential challenges in providing proper fire stopping design and techniques. For Hobson Green, THE DESIGNFIRE identified the typical challenges and things to be aware of from the beginning of the project, in order to prevent and overcome typical pitfalls presented to the consultants and architects.
